Thank you for your interest in renting one of our properties. To ensure a fair and consistent screening process, all applicants must meet the following requirements:
Application Requirements
- Income Requirement: Applicants must have a combined gross monthly household income of at least three (3) times the monthly rent. Income may be verified through pay stubs, employment verification, tax returns, or other acceptable documentation.
- Adult Applicants: Every person 18 years of age or older who will reside in the property must submit a separate rental application and complete the screening process.
- Application Fee: A non-refundable $30 application fee is required for each applicant to cover the cost of credit, criminal, and rental history screening.
Occupancy Standards
- A maximum of two (2) occupants per bedroom is permitted, subject to applicable local, state, and federal laws.
Pet Policy
- Pet policies vary by property. Please review the individual property listing or contact us for specific pet requirements and restrictions before submitting an application.
Screening Criteria
Applications are evaluated using a variety of factors, including but not limited to:
- Income verification
- Employment verification
- Credit history
- Rental history
- Criminal background screening (where permitted by law)
Applicants may be denied if they have:
- A guilty unlawful detainer (eviction judgment) within the past three (3) years.
- Information that indicates an inability to meet the financial or lease obligations of the tenancy.
Application Processing
- Applications are generally processed in the order they are received.
- Submitting an application does not guarantee approval or reserve a property.
- Approval does not guarantee the property will be held indefinitely. A property is considered rented only after all lease documents have been fully executed and all required move-in funds have been received.
- We reserve the right to continue accepting and processing applications until a lease has been signed by all parties.
Move-In Requirements
- First month's rent and the security deposit are due in full prior to move-in.
- If a hold deposit is required to reserve a property, it is non-refundable if the approved applicant chooses not to move forward with the lease or fails to take possession of the property on the agreed-upon date.
Fair Housing
We are committed to complying with all applicable federal, state, and local Fair Housing laws. All applications are reviewed using consistent screening criteria without discrimination based on any protected class
